1. One list is required from all of the proposed tenants detailing their:
a) Home address
b) Home telephone number
c) Mobile telephone number
d) e-mail address
e) Guarantor’s name, address, mobile and email
2. Each prospective tenant should take time to read all the documents under the Important Documents section so that he/she is fully aware of their responsibilities upon signing the tenancy agreement. Should there be any queries please contact us as soon as possible.
3. If there are no outstanding issues then the tenancy agreement should be signed by all parties within 10 days of agreeing to rent the house.
4. The duration of the tenancy agreement on each property will be 11 months.
5. The rent can be increased by £30.00 per month per tenant, to pay towards the utility bills, i.e. gas, water and electricity. Although the utilities will be paid by the Landlord, they are the responsibility of the tenants. Payment of the utilities will be made from the monthly amount the tenants pay towards the bills. At the end of the tenancy agreement period, a full account will be sent to the tenants showing the total costs for the utilities, balanced against the allowance paid each month. The surplus will be returned to the tenants by the Landlord or deficit claimed back from the deposit held by the DPS.
6. The Television licence is included in the rent.
7. The Council tax for the property is the responsibility of the tenants and although they themselves, as students, may be exempt from this tax, they will have to ensure that Bournemouth Borough Council is informed by sending a copy of each tenant’s ‘Council Tax Exemption form’ that can be obtained from the University.

No initial fees are payable except for a security deposit of £400.00 per tenant which will be lodged by the Landlord with the Deposit Protection Service (“DPS”), please see DPS terms and conditions under the Important Documents section. This deposit will be returned, subject to any deductions for:
9. A guarantor, who resides in the U.K., will be required for each tenant, except for International students, see 10.
10. The rent is paid in advance, on the 1st of each month, from the commencement of the tenancy agreement, except for International students, who will be required to pay their portion of the rent in 3 instalments. A standing order form, under the Important Documents section, will have to be completed by each student for their portion of the rent and given to their bank at least 2 weeks before the first rental payment is due. The Landlord is to be advised when that standing order form has been sent to the bank.
